📈 Prices Continue to Climb: The median sales price saw significant year-over-year increases across the board, most notably in Scarborough (+13.5%) and Greater Portland (+6.8%). 🏡 Inventory Tells a Mixed Story: While inventory is up significantly for the state and county, it has decreased in key towns like Scarborough, creating different market dynamics depending on location. ⚡ Strong Sales Activity: The number of homes sold continues to outpace last year, with Scarborough seeing a massive 75% increase in transactions.

A Deeper Dive into the Data:

  • The Maine Statewide View: Across Maine, the market shows sustained momentum. The median sales price rose 4.9% to $425,000, and properties sold increased by 10.4%. A significant 18.3% increase in new listings has pushed the months of inventory up by 35%, offering buyers more selection than last year.

  • The Greater Portland Perspective: In Cumberland County, the market remains robust. The median sales price climbed a healthy 6.8% to $625,000. A 26.9% surge in new listings fueled an 11.9% increase in sales, though homes are selling in a median of 6 days.

  • The Scarborough Story: Our hometown of Scarborough is experiencing a unique and competitive market. While the number of homes sold skyrocketed by 75% and the median price jumped 13.5% to an impressive $797,500, the number of new listings actually decreased by 24.3%. This combination of high sales volume and shrinking inventory signals intense buyer demand in this desirable coastal town.
