As the leaves begin to turn, the Maine real estate market is also in a season of transition. The September 2025 data shows a market that is rebalancing in some ways while remaining dynamic and complex in others. While broad headlines often paint one picture, the importance of hyper-local data has never been more clear. A look at the statewide numbers versus a community like Scarborough shows two very different stories—and understanding those differences is key to making your next move with confidence.

Key Takeaways at a Glance:
-
📈 More Options for Buyers: Good news for buyers! New listings jumped significantly, both statewide (+17.5%) and in the Greater Portland area (+26.3%), leading to an increase in the months of inventory.
-
💰 A Mixed Bag on Prices: The Greater Portland median sales price continued to climb, rising 3.6%. However, the statewide median price saw a slight 1.3% dip, and Scarborough experienced a significant 17.6% decrease, showing the impact of a different mix of homes selling.
-
⏳ A Slower Pace (Slightly): Homes are taking a bit longer to sell, with the median days on market at 18 statewide (+28.6%) and 11 in Greater Portland (+22.2%). This gives buyers a little more time to breathe and make decisions.
A Deeper Dive into the Data:
The Statewide View Across Maine, the market is showing clear signs of rebalancing. A 17.5% surge in new listings contributed to a 26.1% increase in the months of inventory. This increase in supply led to a modest 1.3% adjustment in the median sales price, down to $402,500. Despite this, sales activity remained healthy, with 5.4% more properties sold than last September.
The Greater Portland Perspective The Greater Portland market remains robust. The median sales price rose 3.6% to $580,000, and properties sold increased by 5.5%. Like the statewide trend, new listings were up significantly (+26.3%), which increased the months of inventory by 32.2%. This points to a healthy, active market where both buyers and sellers are participating.
The Scarborough Story This is where the data gets fascinating and proves the value of local expertise. Scarborough's median sales price saw a 17.6% decrease to $737,500. At the same time, the number of properties sold increased by 17.6%. This tells us that the price drop isn't necessarily a sign of falling values, but rather a reflection of the type of homes that sold this month. With inventory down 32%, it remains a competitive market, but the specific mix of homes sold has shifted the median price point for September.
What This Means for You:
For Sellers: With more new listings and inventory on the market, pricing your home correctly from day one is more critical than ever. The Scarborough data shows that you can't rely on last year's numbers; you need a strategy based on today's hyper-local conditions. A well-positioned and well-marketed home is still in demand, but the competition is higher.
For Buyers: This is the most encouraging news for buyers we've seen in a while. More listings mean more choices. The increase in days on market (11 in Greater Portland, 18 statewide) means you may not have to make a decision in a matter of hours. Get your pre-approval in order, but take comfort in knowing you have a bit more breathing room to find the right home.
Your Local Experts: In a market this nuanced, you need a guide who doesn't just read headlines but understands the data block by block. Our team has the hyper-local expertise to navigate the unique dynamics of Scarborough and the Greater Portland area, helping you turn these statistics into a successful strategy.
