As summer begins to give way to fall, the real estate market often shows signs of transition. The August 2025 numbers reveal a nuanced and shifting landscape across Southern Maine. The median sales price saw a modest 2.3% increase to $409,000 , while the months of inventory grew by 27.8%, signaling a slightly more balanced market.

The Greater Portland Perspective: In Cumberland County, the market also saw an increase in sales, with 10.7% more properties sold than last year. The median sales price climbed 3.8% to $620,000. However, with inventory up 22.1% , homes are taking longer to sell, with the median days on market rising to 10.

The Scarborough Story: Our hometown of Scarborough tells a different story. The market here has tightened, with both properties sold (-20%) and new listings (-5%) down from last year. This decrease in activity has been met with a 7.6% adjustment in the median sales price to $762,500. Despite this, well-priced homes are moving very quickly, with median days on market dropping a significant 40% to just 6 days
